Huntington Harbour is the only true deep-water residential boating community on the Orange County coast: five man-made islands and a Mainland strip where most homes carry a private dock, a side tie, or direct seawall frontage. On the water, value lives in the dock permit, slip size, water depth, channel position, and bridge clearance, the things an automated estimate cannot see. Two identical-looking homes can transact six figures apart based purely on where the dock points.

What moves price here
Slip length, beam clearance, and a clean, permitted dock file often matter more than the house. A 50-foot end-tie on a wide channel can outsell a larger home one block inland.
Wide main channel versus a quiet lagoon, and how deep the water sits at low tide, decide which boats fit and which buyers compete.
Huntington Harbour's roughly 23-foot bridge clearance caps vessel size on most parcels, so true big-boat lots are a small, premium subset.
A current seawall inspection and an active dock permit are among the cheapest things for a seller to fix and the most expensive for a buyer to inherit.

Pricing the Harbour without understanding the islands is the most common mistake out-of-area agents make. Island lots and Mainland lots do not comp against each other in any meaningful way, and a south-facing dock on Trinidad is a different product than a north-facing slip on Humboldt even when the houses match.
