For buyers whose vessel is a 25-to-40-foot sailboat or powerboat, that distinction doesn't matter. The dock on Gilbert works for them, the island lifestyle is the same, and the price is meaningfully lower.
The housing stock on Gilbert includes a mix of 1970s and 1980s original-construction waterfront homes in various states of renovation, newer remodels, and some original-condition properties with strong dock positions that represent genuine buying opportunities. The remodel spread on Gilbert is wide, the condition gap between the best and worst on the same block can be $400,000 or more, which creates opportunity for buyers who know what they're looking at.

Buyers with serious offshore vessels, 45 feet and above, should evaluate Gilbert carefully. Some positions work; many do not. Condition adjustment is the most important comp exercise on Gilbert. You can't use a fully renovated waterfront home to comp an original-condition home without a material downward adjustment. Gilbert Island's community character is shaped by its owner base, many of whom have been here for decades, bought when Harbour prices were a fraction of today's levels, and have no intention of moving. The long-tenured ownership creates a stable neighborhood dynamic: block parties, the annual Cruise of Lights dock decorating, and an informal community culture that's similar across all the Harbour islands but feels particularly established on Gilbert.
The island is fully residential with no commercial uses. Streets are quiet. The pace of the community matches the pace of boat life, purposeful, unhurried, organized around the water. Summer evenings on the back deck with the dock in view and boats passing on the channel is the experience that Gilbert Island owners are buying.
