Staging, interior and exterior painting, flooring and carpet, cosmetic renovations, kitchen and bathroom improvements, deep cleaning and decluttering, landscaping and fencing, electrical and plumbing work, HVAC and roofing repair, pest control, moving and storage, even seller-side and sewer lateral inspections. On the coast we also coordinate the prep the program list doesn't imagine, like pre-list seawall and dock inspections in the Harbour, so a buyer's inspector never gets the first look at your file.

The agreed cost of the approved work is fronted with zero due until closing. You repay it from the proceeds at sale, at listing termination, or twelve months from the start date, whichever comes first. Financing is provided through Compass's lending partner, and depending on the state, fees or interest can apply, which is exactly why we confirm the current program terms with you in writing before any work begins. No surprises at closing.

First, we walk the home and decide together which services would actually move your sale price, and set the budget. Second, we engage the contractors and vendors and manage the work. Third, the transformation wraps and we launch the listing. Fourth, payment comes out of the closing. You never write a check during the process.

Compass program materials cite a 147 percent cost recovery on hardwood floor refinishing, a potential 400 dollar return for every 100 dollars invested in staging, and roughly half of agents reporting that staging reduces days on market. Every home is different and results are never guaranteed, but the direction of the math is consistent: presentation work done before launch earns more than it costs far more often than not.
