Two very different ways to live in Seacliff: non-gated custom homes on large lots, or a gated community of condos and single-family homes.
Direct answer
Original Seacliff and Seacliff on the Greens are both in the Seacliff area of Huntington Beach, but they're different products. Original Seacliff is the older, non-gated collection of custom and semi-custom homes on larger lots, governed by city zoning rather than a single HOA. Seacliff on the Greens is a 24-hour guard-gated community built in the mid-1980s, made up of condos and single-family homes across its Club, Master, and Estate series, with HOA dues and shared pools and a clubhouse. If you want land, privacy, and architectural freedom, Original Seacliff leans your way. If you want a gated, lock-and-leave community with amenities, Seacliff on the Greens does.
The fastest way to tell them apart is gating and lot size. One is open custom-home streets; the other is a guarded community of attached and detached homes.
The core differences
Original Seacliff is the non-gated, custom-home side of Seacliff, the streets where lot size and architecture vary house to house and most homes aren't bound by a single homeowners association. It rewards a buyer who wants room, privacy, and the freedom to remodel or rebuild within city rules.
Seacliff on the Greens is a planned, guard-gated community next to The Huntington Club golf course, organized into the Club Series townhomes, the Master Series patio homes, and the Estate Series single-family homes, with shared amenities and an HOA. It rewards a buyer who wants security, predictability, and less to maintain.
It comes down to what you want from day-to-day living and from the home itself.

“People say Seacliff like it's one place. It's not. Original Seacliff and Seacliff on the Greens are different decisions, different rule layers, and different buyers. Knowing which one fits before you tour saves everyone time.”
