Little Balboa Island is the smaller east island in Newport Harbor, separated from Balboa Island proper by the Grand Canal. A short bridge across the canal at Park Avenue and Abalone Avenue links the two, and the same public boardwalk that rings Balboa Island continues around this island as well. It reads as the quieter side of the pair.
The island shares the character of its larger neighbor, a compact grid of homes on filled land inside the bay, but the typical lot tends to run a bit larger. Without a commercial street of its own, the day-to-day here is residential, with Marine Avenue's shops a short walk over the canal bridge.
As on the larger island, the stock runs from older cottages to remodeled and rebuilt homes, with bayfront parcels along the boardwalk forming their own tier. The slightly larger typical lot gives some homes a bit more room to work with than the interior of Balboa Island proper.
Because the island has long been built out, many transactions are remodels or rebuilds on existing footprints. Bayfront positions with dock frontage are the standout parcels, and interior lots offer a comparatively lower entry to the island.
Position and water frontage drive value here just as they do next door. Bayfront homes with docks sit at the top of the range, while interior homes give a lower entry into the island. The quieter, residential feel and the slightly larger lots are part of the appeal buyers weigh against Balboa Island proper.
Rather than lean on a single number, it helps to look at whether a home fronts the water, the size of the lot, and its condition. For current pricing on interior versus bayfront homes here, a direct conversation and recent comparable sales tell the real story.
The island is walkable end to end. The boardwalk loop is a short walk from any street, and Marine Avenue's shops are a short walk across the Grand Canal bridge on Balboa Island proper. From there, the auto and pedestrian ferry crosses to the Balboa Peninsula.
For boaters, the bay is at the doorstep with a route out to the main channel and the ocean. As on the larger island, the tradeoff for the water and the walkability is the compact scale, narrow streets, and limited parking.
On a bayfront, start with the dock and the tidelands. Docks in Newport Harbor generally sit over public tidelands under a city permit, so confirm the dock permit, any fees, and the condition of the dock and seawall before you rely on them. What conveys with the home versus what is permitted separately can vary by parcel.
Because the island is filled land inside the bay, coastal permitting applies to waterfront work and rebuilds, with the California Coastal Commission and the city both involved. For any home, pull the flood zone and elevation and pair them with a written insurance quote so you know the full ownership picture.
Ratowsky Group brings 58 years of combined, third-generation California real estate experience to coastal Orange County, with roots that go back to 1977. On the two islands, where a bayfront and an interior lot are distinct markets, that history helps a buyer or seller read the position clearly.
The approach is the same across the harbor: understand the lot and its position, understand the dock and permitting on a bayfront, and understand the market before making a move. For a specific Little Balboa Island home, a direct conversation lets the details drive the plan.
