The Balboa Peninsula is a long, narrow strip of land that runs about three miles between Newport Harbor on the bay side and the open Pacific on the ocean side. It starts near Newport Boulevard and West Balboa Boulevard and runs down toward the harbor entrance, with the two piers, the Balboa Fun Zone, and the Balboa Pavilion among its landmarks.
It's one of the most active parts of Newport Beach, mixing full-time residences, second homes, and a busy stretch of visitor-facing beach. Oceanfront homes face the sand on one side and bayfront homes face the harbor on the other, with an interior grid in between.
The Peninsula holds a broad mix: oceanfront homes on the sand, bayfront homes on the harbor with docks, interior cottages and duplexes, and newer rebuilds. There's also a supply of condominiums and smaller units, which can be an entry point to a Peninsula address, while the oceanfront and bayfront homes run well up the range.

Position drives the range. Entry into a Peninsula address is often through the condominiums and smaller units, while oceanfront and bayfront homes run into the multi-millions. A bayfront lot with a usable dock and an oceanfront lot on the sand sit at the top, and value steps down through the interior grid.
