If you want a detached single-family home with a yard and no HOA dues in Huntington Beach, the good news is that a large share of the city's older housing stock fits exactly that. No-HOA detached homes cluster in a few specific areas. Here's where they are, what the cost difference really is, and how to actually land one.
Where they cluster
Bolsa Landmark. One of the most popular no-HOA options in the city, known for single-story floor plans and the carrying-cost advantage of no monthly dues. It draws strong first-time and downsize buyer demand for that reason, and competes directly with HOA communities like Brightwater at a similar price point.
Old Town and the downtown numbered streets. Close to Main Street and the pier, this is classic detached, no-HOA Huntington Beach, a mix of original cottages and rebuilt homes within walking distance of the coast. You trade larger lots for walkability and location.
Parts of South Huntington Beach. Pockets of detached, no-HOA homes with yards, often a bit more home for the money than the walkable downtown core, while staying close to the beach and parks.
The real math
HOA dues in Huntington Beach communities commonly run from roughly $150 to $600+ a month depending on amenities and whether the community is gated. On a no-HOA home you keep that money, which can be several thousand dollars a year, and it doesn't count against your debt-to-income when you qualify. The tradeoff is real: no HOA means you handle exterior maintenance, landscaping, and any street or drainage upkeep yourself, and there's no architectural review keeping the block uniform. For many first-time and move-up buyers the freedom and the lower carrying cost win. For others, the amenities and consistency of an HOA community are worth the dues.
