An established 1970s community of attached homes with resort-style amenities, or a newer guard-gated community of mostly detached homes.
Direct answer
Beachwalk and Boardwalk are both west Huntington Beach communities, but they're a generation apart. Beachwalk is a planned community of about 453 attached, townhome-style homes built in the early 1970s, walled but not staffed-gated, built around pools and greenbelts, and generally the more attainable of the two. Boardwalk is a 24-hour guard-gated community of about 253 homes built around 2002 across four neighborhoods, Lighthouse, Shoreline, Nautical Pointe, and Mystic Pointe, mostly detached single-family with one townhome neighborhood. If you want an established, amenity-rich community at a lower entry price, Beachwalk. If you want a newer gated home, Boardwalk.
The split's age, gating, and home type.
The core differences
Beachwalk is an established, walkable, amenity-first community: a junior-Olympic pool, several smaller pools, two clubhouses, saunas, and more than a mile of greenbelt paths under mature trees. It's attached product, so the trade is shared walls and an HOA that maintains a lot, in exchange for a lower price and a strong amenity set close to the beach.
Boardwalk is newer and gated, with a guarded entrance and a single clubhouse and pool. Three of its four neighborhoods are detached single-family homes, and the fourth, Mystic Pointe, is townhomes, so there's a range from the most attainable townhome up to the larger Nautical Pointe homes. The trade is a higher price for newer construction and a staffed gate.

“Beachwalk and Boardwalk get lumped together because of the names, but they're thirty years and a price tier apart. The right one depends on whether you're buying amenities and value or newer construction behind a gate.”
