It's also the most varied quarter of the city. Within a couple of miles you go from hundred-year-old beach cottages on Townlot parcels, to the walkable Downtown blocks, to Lake Park's leafy streets near Huntington Beach High School, to the guard gates and fairways of the SeaCliff master plan, to Edwards Hill's equestrian estates. Those markets share a zip code and almost nothing else, which is exactly why a 'West Huntington Beach average' price is close to meaningless.

The neighborhoods

Lake Park wraps its namesake park near Main and Lake Streets, close to Huntington Beach High School and Dwyer Middle School, with housing that runs from 1950s one-stories to newer builds.
West of Goldenwest, the SeaCliff master plan is its own world: Seacliff on the Greens and the Club Series around The Huntington Club golf course, the guard-gated Peninsula, Turnberry, The Estates, and the beachside Ocean Colony. The Holly-Seacliff area fills the newer tracts inland of the course.
