The location leans into the south-side lifestyle: the state beach and the Santa Ana River trail are minutes away, Pacific City and downtown are a short drive up PCH, and the everyday conveniences of the Brookhurst corridor sit outside the gate. It's coastal Huntington Beach with a newer-community feel, which is exactly why it draws buyers who might otherwise look at newer inland master plans.

Pacific Shores is really two products sharing a gate. The Pacific Shores Villas are the larger side: detached courtyard-style homes generally in the 3,500 to 4,100 square foot range, with the indoor-outdoor courtyard living Christopher Homes is known for. The Bungalows at Pacific Shores are the attached side: townhomes running roughly 1,480 to 2,600 square feet across multiple floor plans, the more attainable way into the community.
The two sides price very differently and attract different buyers, so a community-wide average misleads in both directions.
