Why the Zestimate misses your Huntington Harbour waterfront value

Automated estimates weight square footage and bed count. On the water, the value is in the things an algorithm can't see.

If you own a waterfront home in Huntington Harbour, the number in your Zillow app is almost certainly wrong, and usually wrong by a lot. An automated estimate is built for typical inland homes. It's not built for the water.

What the algorithm leans on. Square footage, bed and bath count, lot size, and broad neighborhood averages. That's a reasonable recipe for a tract home. It's a poor one for a property whose value is tied to a dock and a channel.

What it can't see on the water. The dock permit and slip size. The water depth at your dock. Whether you sit on a wide main channel or a quiet lagoon. The vessel size your slip supports. Your view corridor. Recent comparable waterfront sales that an automated model lumps in with inland homes. Each of those can move value by six figures, and the model has no way to price them.

How big is the gap? On one Huntington Harbour waterfront home, the online estimate sat near $2.45 million. It sold for $3,925,000 after a proper launch, nearly $1.5 million more. That gap wasn't a fluke. It was the difference between an average and an actual market, found by pricing and marketing the home to the buyer who pays for the water.

What a real number is built from. Current waterfront comparables in your specific channel and price band, your home's exact condition and position, the dock and depth detail, and the level of buyer demand in your segment right now. That's a conversation with the reasoning attached, not a single guessed figure.
