Our Listing Plan

Our team will collaborate with you to determine the best strategy for the sale of your home. We will discuss property preparation with compass concierge, staging, marketing, pricing and timing. Read below for the next steps so you know what to expect when we list your home.

We ask that you fill out the Seller Questionnaire on our website prior to our initial consultation. This way we can find out what is most important to you relative to getting your home sold. We hope to discover your expectations for the home selling process and see if we are a good fit to work together. We'll meet to discuss your plans and goals, trends in the current marketplace, and assess your property’s qualities and characteristics. We will analyze comparable property sales, decide if you could benefit from Compass Concierge and work with you to determine pricing. We will outline a strategic plan to achieve the best possible result for you as a seller.

From applying a fresh coat of paint to setting up a meeting with our interior design team to rearranging furniture, we will work with you to ensure the property is visually ready to make the right first impression with buyers. We will walk you through the process of applying for Compass Concierge and cover the upfront costs for home improvements. We will prepare to market your property by creatively crafting your property’s story. This will include scheduling a photoshoot, drone photographer and videographer, organizing staging, creating a custom virtual tour and an individual property website. Our in-house marketing team will design custom digital and physical property brochures and social media assets in our design studio. We will create illustrative floor plans, and write compelling creative copy for the listing description. We will schedule a social media digital marketing campaign using our proprietary technology to effectively target potential buyers on Google, Facebook, Instagram and Linked In. We'll also sit down with you to complete the Seller Disclosure documents necessary for the transaction including the seller property questionnaire and real estate transfer disclosure. We may also suggest scheduling a termite inspection and a sewer line inspection, pre-ordering the natural hazard disclosure, providing seller home warranty coverage while listed on the market, reviewing a full and complete property profile or preliminary title report, reviewing any trust information, confirming with an accountant any potential capital gains tax and California withholding taxes, and checking the California Megan’s Law website.

We will launch your property three separate times. With a Private Exclusive, Compass Coming Soon, and then Active status on the MLS. Your property listing is showcased on Compass.com and sent across our 100+ partner sites for the duration of the selling process.This allows us to cast the widest net of potential buyers getting the most eyes on your home to help spark interest and gain the highest price for your home. We will host public open houses on Saturday and Sunday and set up appointments for prospective buyers.

We will develop and execute an intelligent, effective marketing plan making the best first impression possible. The Compass marketing team will produce beautiful print and digital collateral to strategically showcase your property. Eye-catching yard signs are produced and can be placed outside your property.

We will continuously leverage professional contacts and the Compass Network Tool to find ideal buyers and brokers. Open houses are hosted for both brokers and clients on an ongoing basis.

We will conduct an assessment of the market response within the first couple weeks your listing is live. Feedback from agents and buyers is aggregated, and the listing strategy is revised if necessary. 

We will establish the best method and frequency of communication. We will provide frequent updates and continuous traffic metrics, as well as information about the status of comparable homes for sale and the local market. We will be monitoring interest and activity and providing any feedback from agents and buyers.

Once an offer is made, we will contact you to review the terms of the offer and to analyze the pros and cons. Together we will help you decide how to respond to the buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counter offer. We will have each potential buyer cross qualify with our trusted lender. In a multiple offer situation we will share strategies to negotiate to optimize the price and terms. We will strategically respond to offers. Protecting your interest at all times, positioning you to win.

The contract is negotiated and accepted, and the transaction summary and timeline is circulated to all parties. We will observe and record all contingency periods throughout the in-contract stage. We will schedule the buyer’s home inspections and meet the appraiser at the property with updated comparable sales. Additional negotiations with buyer’s request for repairs are managed. All financial and supplemental information is collated and submitted to the managing agent. We will have constant communication with the lender to ensure the loan will be obtained and meet deadlines and removal of contingencies. Now we are in a position to prepare to close.

We will monitor and coordinate all the details necessary to get you to the finish line. Once the buyer has performed inspections, removed their contingencies, and the loan (if any) is ready to fund, we'll arrange the final walk-through. Finally, at closing you will hand over keys to the buyer. We will provide you a closing statement and confirm that your proceeds have been wired. We will also help coordinate transitioning you from this property to your next property. Congratulations! You have successfully sold your home. Now let's celebrate!
